Websites for estate agents in Germany: win property owners, publish listings correctly
Buyers and tenants in Germany usually find your properties on the big property portals. Your own website therefore has a different main job: convincing owners to entrust you with the sale. At the same time it showcases listings, and for that it must include mandatory information that agent websites often forget.
The most important audience: owners
A listing on your website brings a buyer. A won owner brings a mandate. Build the website around sellers' questions:
- How does a sale with you work, from valuation to the notary appointment?
- Which documents does the owner need, and who obtains them?
- How do you set the asking price, and how long does a sale typically take in your area?
- References: sold properties with location, type and time on market, where owners agreed.
- One page per town or district where you are genuinely active, with real local knowledge instead of a swapped place name.
Valuation request: the strongest lead
A "get your property valued" form is the most valuable entry point for agents. Ask for property type, location, living area, year of construction and timeframe for selling. Don't promise an instant automatic valuation if you will call anyway; promise a personal assessment within a stated time.
So that no request gets lost, it goes into the CRM automatically with a callback reminder. Our article on automating lead handling explains how.
Mandatory information on listings and in the legal notice
If an energy performance certificate exists, a property advertisement must state under Section 87 of the Building Modernisation Act (formerly GEG) the type of certificate, the final energy demand or consumption, the main heating energy source and, for residential buildings, year of construction and efficiency class. That applies to the listing page on your own website too.
When flats and single-family houses are sold to consumers, an agent working for both sides may only charge both the same commission (Section 656c BGB). State the commission clearly and correctly split in the exposé.
Besides the usual details, the legal notice must include the permit under Section 34c of the Trade Regulation Act (GewO) and the competent supervisory authority with address.
Exposé requests and the right of withdrawal
If a brokerage contract with a consumer is concluded via the website or email, it is a distance contract and the prospect has a right of withdrawal. The exposé request should therefore include the withdrawal information and ask whether the prospect wants you to start before the withdrawal period ends. Agree the wording with your legal adviser; we build the technical flow from form to automatic exposé delivery.
An estate agent website with seller pages, valuation form, listing pages and CRM integration starts at €1,800 fixed price with us; integration with your agent software or portals is scoped in the quote.
Frequently asked questions
- Can listings come automatically from our agent software?
- Usually yes. Many German agent programs export listings via the common OpenImmo interface or an API. Then you maintain listings in one place only.
- Do we need pages for every town?
- Only for places where you actually sell and have something of your own to say: price levels, typical properties, demand, your references there. Copied pages with a swapped place name do more harm than good.
- Is an online valuation calculator worth it?
- It generates many contacts, but often from owners with no intention to sell. A short form with a personal assessment brings fewer but better enquiries.
